Residential Air Conditioning System Maintenance Checklist

  • Replace air filters
  • Check General Proper functioning of the indoor unit
  • Check General Proper functioning of the outdoor unit
  • Check for code violations
  • Check disconnect box (size and code)
  • Tighten high voltage wire connections
  • Tighten low voltage wire connections
  • Inspect contactor
  • Check unit input voltage (actual voltage versus name plate voltage).
  • Check compressor input current (actual amp versus nameplate amp).
  • Check fan motor input current (actual amp versus nameplate amp).
  • Check blower input current (actual amp versus nameplate amp)
  • Check all safety protection
  • Check differential temperature
  • Check refrigerant (as needed).
  • Inspect refrigerant lines (oil mark, insulation)
  • Inspect service valves (oil mark, loose fittings)
  • Inspect and Oil bearings as needed.
  • Check belts and adjust tension when applicable.
  • Check thermostat operation (manual mode).
  • Check drain line (as needed).
  • Flush condenser coil with water (as needed).
