Residential Air Conditioning System Maintenance Checklist

Replace air filters
Check General Proper functioning of the indoor unit
Check General Proper functioning of the outdoor unit
Check for code violations
Check disconnect box (size and code)
Tighten high voltage wire connections
Tighten low voltage wire connections
Inspect contactor
Check unit input voltage (actual voltage versus name plate voltage).
Check compressor input current (actual amp versus nameplate amp).
Check fan motor input current (actual amp versus nameplate amp).
Check blower input current (actual amp versus nameplate amp)
Check all safety protection
Check differential temperature
Check refrigerant (as needed).
Inspect refrigerant lines (oil mark, insulation)
Inspect service valves (oil mark, loose fittings)
Inspect and Oil bearings as needed.
Check belts and adjust tension when applicable.
Check thermostat operation (manual mode).
Check drain line (as needed).
Flush condenser coil with water (as needed).
